30 parents attend workshop with British Council mentor

KENINGAU: More than 30 parents attended a Parents Workshop at SK Senagang here on Thursday with Seema Abassi from the British Council as the mentor of the program.

The school Headmaster, Abidin Haji Karman said parent involvement in such programs is very important for their children's education.

Village Development and Security Committee (JKKK)Vice-Chairman, Joseph Gasis described the program as one that can help the villagers particularly in the mastery of the English language.

Apart from this, the Chairperson of the Parent-Teachers Association (PTA), Elsie Michael encouraged parents to get involved in all activities or programs organized by the school in order to support the education development of their children .

The message from the department of English teachers urged parents not to give up in advance for local communities to master the international language.

Reaction from parents who attended the program showed they enjoyed the workshop.

They said the presence of Seema Abassi from the British Council made the workshop successful.

Suspected drunk driver crashes van into RMAF bus

LABUAN: A 40-year-old man, who was believed to be driving under the influence of alcohol, rammed his Toyota van into the rear of a Royal Malaysian Air Force (RMAF) bus, yesterday.

Labuan deputy police chief DSP Douglas Taong said the incident occurred around 12.30am at Jalan Tun Mustapha, near the traffic light at Kampung Jawa.

"The RMAF bus had stopped at the traffic light, waiting for the green light. The bus was from town heading to its base at Membidai.

"During the stop, the van driver who is from Sarawak, rammed his van into the rear of the bus, causing damage to both vehicles. Due to the impact, the van driver was stuck to the driver's seat and was rescued by personnel from the Labuan Fire and Rescue Department.

"The van driver suffered serious face and head injuries and was immediately sent to Labuan Hospital for emergency treatment, while the RMAF bus driver and passengers escaped unhurt," he said.

The van driver was tested and had alcohol consumption in excess of the allowed limit to drive on the road.

Talk to Bank Negara, Shareda urged

KOTA KINABALU: Chief Minister Datuk Seri Musa Aman has urged Sabah Housing and Real Estate Developers Association (Shareda) to engage Bank Negara in discussions on its proposal to ease stringent procedures for housing loan applications.

"The stringent procedures on loan applications are imposed by Bank Negara due to increasing household debts in Malaysia. I hope Shareda will find ways to dialogue with Bank Negara on this and other matters," he said in his speech for the opening of Propex 2014 here yesterday.

The text of Musa's speech was read by Minister of Special Tasks Datuk Teo Chee Kang, who also officiated at the event on his behalf.

Shareda has over the years vocally called for the banking authorities to relax their stringent credit vetting imposed against home loan applicants, especially the low and medium income group.

The tight requirement, said the association, hampers the government's vision of ensuring all citizens can own a home as most government and government-private developed housing would not be taken by the target group due to difficulties in finding loans.

Meanwhile, Musa said the State Government acknowledged the importance of the property sector to the State's economy and were mindful of the developers' worries and constraint in implementing their projects.

He said issues brought up by Shareda were being carefully looked into but the authorities must practise caution because while a decision may bring about resolution to a particular issue, it may create a set of new problems.

"Take for example Shareda's push for the gazettement of the draft local plans for Penampang, Tawau, Lahad Datu, Kota Kinabalu and other towns.

"This sort of long-term planning involves so many departments, agencies and spheres of concerns that if we were to expedite it, we could be guilty of being reckless or short sighted.

"Therefore, we need every party, including organisations like Shareda, to work with us in finding the best solutions," he said.

On Shareda's call to reduce the 999-year lease to 99 years when a master title is sub-divided, Musa said he has been assured by the Attorney General's office the suggestion and its many far-reaching implications were being thoroughly studied.

Similarly, the same was being done on the proposal to ease the conversion of Native Title Land for property development and subdivision.

"While on the one hand we want to make it easier for land to be converted for development, we are cautious about indiscriminate conversion which will undermine the very core principle upon which Native Title safeguard was put in place all those years ago," he said.

On the issue of civil servants' lack of home ownership, Musa said the government was responding and will soon implement the construction of 1,000 units of Perumahan Penjawat Awam Satu Malaysia (PPA1M), an affordable home scheme for civil servants, those working with government-linked agencies and statutory bodies.

At the same time, he said a few thousand units of affordable apartments will be built in collaboration with PR1MA in major towns such as Kota Kinabalu, Sandakan, Lahad Datu and Tawau.

SHAREDA PropEx getting good response

KOTA KINABALU: The SHAREDA PropEx 2014 is a great place for property hunters and sellers to meet up, said Improbuilt's Sales and Marketing manager, Tony Lai.

Lai was promoting the Prima Land Development's newest terrace housing development — the second phase of the 'Prima Sumundu' in Donggongon near here. This year marked their sixth year participating in the property exposition.

"What we have been aiming for was the response and we have been receiving good response in the last several years," he said.

He said that the project development they were promoting consist of 91 units of double-storey terrace houses near Kampung Kivatu, Donggongon in Penampang.

"About 80 percent of the units have been sold while the remaining unsold are the Bumiputra lots," he said.

"The price range for the properties is from RM580,000 to RM1 million and the build-up area of the houses are 1,254 square feet while the land area is 1,904 square feet," he said.

The company has already completed several projects – the first phase of the Prima Sumundu, Taman Prima Jaya Phase Three, Prima Square (Sandakan) as well as shop lots also in Sandakan.

"Our next project shall comprise a warehouse in Penampang as well as the third phase of the Prima Sumundu but that are still in the planning stage," he said.

He added that Prima Land Development was a trusted developer and that a lot of their clients were already familiar with their name and their high standard in the design of the houses they built.

Annie Tan, Executive Director of Megatech Energy Sdn Bhd said that this was the company's first time at the Shareda PropEx and that they were promoting their first project – 1Marudu Commercial Centre.

The two phase projects shall consist of 136 units of commercial units and the first phase of the project comprising 57 units of commercial shops will be completed in Sept 2015.

The commercial development is distinct from other development – the corner lots are constructed in three storeys while the intermediate lots only boast two storeys.

Aside from that, the developer has also agreed for a weekend tamu to be held within the vicinity.

"The tamu shall comprise 768 stalls…our aim is to help the locals improve their economic status while at the same time bring patrons to visit the shops at the centre," she said.

Additionally, a total of 100 permanent kiosks will also be installed at the centre.

"There will also be ample carparks (about 545 units)," she said.

About 70 percent of the units have already been snatched and the work is 50 percent near completion.

The units are priced at RM670,000 for intermediate lots and RM980,000 for corner lots.

The second phase of the project is expected to start in December this year.

Meanwhile, also an attraction at the exposition is the affordable homes section at the property exposition.

One of the affordable homes, the Timbok Jaya Apartment in Tuaran, comes with various facilities including a swimming pool and a taska.

The price for the units ranges from RM220,400 to RM261,250 for Bumiputra lots and RM232,000 to RM275,000 for non-Bumiputra lots.

Homestay centre for wartime village

LABUAN: Labuan Corporation (LC) handed over the management of the Homestay Activity Centre (HAC) at Kampung Patau-Patau Dua to the Labuan Homestay Operators Association (LHOA) yesterday.

Its chief executive officer, Dato' Mohd Nadzri Osman said that the HAC was set up at the village to help villagers improve their socio-economy and standard of living through tourism activities.

"There are around 10 registered homestay operators here where the Tourism and Culture Ministry has allocated some RM653,000 for the HAC infrustructure development here in Kampung Patau-Patau Dua," he said.

Kampung Patau-Patau Dua is a water village and most of its villagers are Bruneians who are ready to welcome visitors.

The cradle of the village began in the 1930s but was destroyed by Japanese bombs during World War II, after which villagers rebuilt the village during the post war where the home structures and concepts are closely related with their cultures in Brunei.

In this modern era, the village is equipped with facilities including electricity, communication, waste management system, streetlights, water taxi, school, surau and many more.

Each family in the village has at least one boat for their means of transportation.

The village can be reached either by sea or road from the nearby Labuan town, and it is located near the Rancha Rancha Industrial Area where the oil and gas industry is growing rapidly.

Also present were the deputy president of LHOA, Madzan Hj. Yunus and the director of LC Arts, Culture and Tourism Department, Mahathir Abdul Hamid.

Dentist injured in Labuan fire

LABUAN: A 33-year-old female dentist suffered minor injuries on her hands and legs when a fire broke out in her rental home yesterday at Sabah Gas Housing Area, Kampung Durian Tunjong.

A spokesperson from Labuan Fire and Rescue Department, Jason Bilin said that their operation room received a call from the victim's neighbour at 10.23am informing them about the incident.

"Our personnel immediately rushed to the location but the fire had already been extinguished by the victim identified as Marry Elota Ak Iyus using a fire extinguisher. During the incident, the victim was alone at home watching television.

"The fire broke out upstairs of the double storey house which affected the downstair ceiling and the balcony area. After the victim managed to extiguish the fire, she then crawled to get out from the house which was repleted with smoke.

"Her injured hands and legs were caused by the broken glass scattered on the floor due to the fire," said Bilin, adding that the victim was later admitted to the hospital by ambulance personnel.

He said that during the incident the victim's other three housemates were not home as they were working.

"Our personnel did an inspection to ensure the home was fully safe from any fire element," he said, adding that the cause of the incident was still under investigation.
